It's not only about location

Most of us says

Location is everything when buying a property whether it's residential or commercial

Here in the Philippines it's no different but I don't beleive that's there's a bad location or else there's no one living in that specific location and I think it's a matter of choice

On the Global stage it's not only about the specific location but there are dynamics that home buyers and investors look for that leads to that specific location

There are lots of data that supports that the wealthy around the world buy assets in other countries becasue not only of the prestige that is attached to a certain property location but also the country itself is developed, famous, people are more disciplined, there is rule of law, low crime rate and easy to do business.

Brokers and real estate agents in these developed countries are lucky enough to have these clients because of these positive factors that give a major boost to their listings

A perfect example is the United States of America. Whether there is a recession or not People just want to go to the US

There is this article from Reuters.com that wealthy chinese buy US properties like their just buying t-shirts online without even seeing the property they entrust millions of $USD to real estate agents in the US

Wealthy Chinese become the biggest foreign buyers in Manhattan, New York according to an article by america.aljazeera.com

Probably in the next few years when every thing is in its proper place like infrastructure etc.; wealthy foreign buyers will also take a look at the country as a possible real estate investment haven.

Use your Facebook to get leads that will turn into home buyers

There's no doubt that Social Media particularly Facebook has been a powerful tool for online marketers around the world and here in the Philippines many who are selling properties use the Facebook platform to get leads.

Although I don't consider myself a real expert when it comes to getting leads in Facebook I've done the right way on how to get leads by using my Facebook account.

There are 30 million Filipinos today using Facebook either to socialize, connect with friends and do business and we know that out of the 30 million Facebook users there's a huge potential of at least getting few leads.

Like I said if you do it the right way like what Facebook says in their HELP section and other online marketers do there's a big chance you can get leads that will turn in inquiries and possible will turn into home buyers

Below is a screenshot that real estate sales agents do when posting their listings on Facebook and this is a "single post".

With the above screenshot the agent will be lucky enough if he gets "1 like" or even get an inquiry. There's nothing wrong with the posting but what we want is to get leads by making our post more engaging for home buyers to see. For the sake of confidentiality I make information blur.

Below is the screenshot of my Facebook page for my listings.

Although the "likes" is 746 only compared to other sites people see my posts and most importantly home buyers are engaging with my postings and these is important.

Maximize the potential of Facebook by doing the following

  • Create a Business Page separate from your personal page
  • Create Page Tabs within your Business Page
  • Put the most important things about your listings within the Page Tab
  • Regularly update your Business Page

By doing these things there's more engagement when you post your listings and good thing is they will not only see 1 of your post but all your listings when visitors click your Business Page

Got no time in creating a Business Page or you don't know how to code and edit photos. There's no problem if you're dead serious in making your Facebook Page to the next level.

Are you sleeping in your job

It's been awhile since I've updated my blog because I also have a Facebook online business which I'm also making a little bit of money that I need to worked-out.

Are you sleeping at your job as a real estate sales person. I took a picture of a real estate agent literally sleeping while on a manning schedule in a mall.

My point is with so many on-going projects still to rise, projects that have been completed but not fully sold and include foreclosed properties and those that are re-opened plus new agents coming-in; the housing market is "saturated" as far as I'm concerned. Too many listings and competition and how one agent can survive if he/she is not doing any marketing strategy or even test / re-test selling strategy and let alone those who has just joined the bandwagon.

Honestly competition is tough today compared to 2012. I say 2012 because 2013 is the start were I experienced decline in sales. To validate If I'm only the one experiencing it; I asked my friends within the industry and they also told me that last year was a tough time to sell. In this case we as sales people must double check our online / offline strategies to cope with the situation. This is the best time on how to grow your money and to invest part of your commissions so it will grow more.
