Your sales pitch will make or break your sale

If you're watching History Channel on cable TV you will be familiar with Danny "The Count"

Danny Koker is a the owner of Counts Kustoms in Las Vegas who specializes in buying vintage cars, motorbikes, choppers and flip restores them to brand new.

I'm not into cars or motorcycles but I always watched Counting Cars because of 2 good reasons. He knows how to "market and sell" his products.

With a star studded team of employees each has it's own unique skills Danny "The Count" handles the company well and he knows how to deal with each and every employee and its clients.

His dealings with his customers are SUPERB. The choice of words he use when he presents his works with the customers is really personalized and unique with each customer.

His Sales Pitch is one of a kind that customers will really buy his products and most importantly deepens the relationship between the company (Counts Kustoms) and their clients.

So if you are a real estate agent and haven't watch Counting Cars, then try to find time because it's worth watching this reality TV.

You will learn a lot of marketing and selling techniques.

Are you a real estate agent in the Bohol and Cebu area in the Visayas Region

Are you a real estate agent in Cebu or Bohol

Sad to say these natural calamities keep on coming. Typhoons have warnings but so far even advanced nations cannot predict an earthquake.

I'm doing this blog post while I'm watching the press conference at NDRRMC on the same day the earthquake struck. Bohol was struck with a 7.2 magnitude earthquake affecting nearby city Cebu.

If you are a real estate agent in Bohol and Cebu and this earthquake happened; definitely your marketing will be affected tremendously. What a real estate agent can do is go around and check their listings personally if it was damaged by the earthquake.

If you saw some of your listings damaged then think again if you will still market these project/s. But if you saw that your listings are not damage check it thoroughly before announcing or creating an ad that your project can withstand this kind of earthquake.

Best thing to do is talked with engineers of those projects and get feedback why the homes they built was not affected. Take pictures if possible.

Do you think it's about time for developers to disclose in their marketing brochures how much intensity their condos or houses can withstand because honestly we don't know.

The Real Estate agent in the Philippines and the US Government SHUTDOWN

Effects of the US Government shutdown and the unstable economy in Europe on the real estate agents here in the Philippines

I guess by now you know the news that the US Government shutdown because of lack of budget appropriation and their debt ceiling issue. What does this mean; most of their basic services are on hold and even their military and healthcare is affected. Many around the globe feels the backlash of a slow US economic recovery including the Philippines even though we post good economic numbers in the past 3 years.

Does this shutdown and the unstable economy in Europe affect our real estate selling career; yes it does affect us one way or another. Most of our clients came either from North America or in Europe but because of this economic crisis probably many have postponed their plans of buying a property here in the Philippines.

One potential market is the Middle East where many of our Overseas Contract Workers are base. Even though there was an Arab spring a few years back the Middle East is considered one huge market to tap into. Asia also has a huge market folks coming from Singapore and South Korea might be looking at properties to buy here.

Add to these are the stiff competition of developers here in the Philippines which makes the real estate agent to work doubly hard to achieve their goals and whether we like it or not our sales target and actual sales will be affected.

My strategy with this kind of situation is to increase my rental listings. Probably many have postponed for the meantime their plans of buying but are not reluctant to rent for the meantime.

Test and re-test your strategy

As the saying goes:

"There's opportunity in every crisis"

If you are a real estate agent here in the Philippines what will you do with these global financial instability happening in North America and Europe.

Find other opportunities and check if you can monetize them. Keep on looking.

The real estate agent and the southwest monsoon rains in the Philippines

Real estate selling and dealing with the rainy season here in the Philippines

We were struck again by another devastating southwest monsoon rains (habagat) a few weeks ago and some parts of Metro Manila and Cavite was really affected by flooding.

I still remember when "Ondoy" struck a few years ago, luckily and thank goodness that the flood in our house here at Sampaloc Manila was only hips deep and that was the first time it happened. Of course as a real estate agent; a few days after "Ondoy" I checked some new ads from brokers and co-agents and as expected most of the ads already have a "flood free" that comes with their ads. There's no argue this is a natural response because floods really do affect the housing market here in the Philippines.

Then a strong southwest monsoon struck Luzon a few years after "Ondoy" and those areas who were not affected by Ondoy was affected by the southwest monsoon "habagat". This is also very evident in this recent "habagat" were Cavite area was really affected. We all know there are lots of housing projects in Cavite and I also have projects in the Cavite area. Typically clients will be aware that if they will hear "Cavite" they will have this idea that all of "Cavite" was flooded with the recent onslaught of (habagat) southwest monsoon rain and just the same if we say "Marikina" because of "Ondoy"

As real estate agents, how do we deal with these comments or how do we neutralize this objection. We have our own training in dealing with these kind of objections and for me these is what I always point out to clients:

We cannot control nature. Places who are not flooded today maybe affected by floods in the future because of climate change Yes the area was flooded because of the amount of rain dumped on that particular area and then site other examples but it doesn't mean the place is always flooded.

Always honestly answer the client's inquiries and do not worry that the client might not buy because of his / her perception that the area is not a flood free area. The more you will be honest the more you will close sales.

I'll tell you my secret; did you know that for the past 5 years that I have been a real estate agent, I have never close a deal during the rainy season and that includes this year. Usually my sales start to pick up during October going to summer next year. I don't know why this is the pattern of my real estate selling career. Probably clients are too lazy to view during the rainy season or not much clients from abroad going here during the rainy season; honestly I do not have a definite answer.
